Construction Update
Week of February 12 - February 16, 2024
John King, our Bermuda Bay Construction Liaison
1. F&S (Framers) finished framing in the patios on building 65, started and completed framing on buildings 70 and 72. (NOTE: The post at 70F will be replaced)
2. Viktor Construction passed the footing inspection on building 68 and was able to pour the footers on 68.
Clout Project manager Joshua McCollum met with Statewide Roofing (waterproofing company) to discuss the scope of their commitment. They informed us that they would be able to waterproof Group one within three (3) days and can come onsite once all buildings in Group 1 are completed.
Permit Update- Groups 2-4
On Tuesday, Feb 13,th the permits for Groups 2-4 were moved to a “Requiring Edits from the Architect” status. We have sent the message and information to Karins engineering to make the corrections.
Looking ahead- Week Feb 19- 26th
F&S framing will be back onsite to finish framing building 68 next week.
Viktor Construction will be pouring concrete back into the CMU (block area that has been exposed due to the demolition of the original balconies) walls on Group 2 to ensure that there are no delays when we are able to move to Group 2. This was done on Group 1 to ensure the structures were able to support the new balconies.
Viktor Construction will start laying out footer locations and identifying obstructions in those footer holes on Phase 2 so that we can get Spectrum or other vendors onsite to address hopefully eliminating future delays.
If all balconies are completed in Group 1, we will have the waterproofing company start towards the end of next week.
GROUP TWO - 45, 47, 48, 49
Attention Residents of Buildings 45, 47, 48, and 49:
The construction team has informed us that concrete pouring will take place soon at your buildings. It is essential for all residents to move any items close to patio doors or walls at least one foot away to prevent potential seepage into your homes.
IF YOU ARE A LANDLORD, PLEASE NOTIFY YOUR TENANTS.
Should your unit be vacant, PLEASE inform the front desk by contacting bbboffice@condominiumassociates.com. Provide the name of someone responsible for inspecting your unit for possible concrete seepage after the pouring is complete, or authorize us to access your unit once the pouring has concluded.
Thank you for your cooperation during this period of rapid progress on our construction project.
IMPORTANT NOTICE
Spectrum will be onsite the next few days or so to address the cable lines that were exposed during WKMs Stair install, but will also begin and complete moving the lines that have been identified in the footers of the first section of buildings. Spectrum has informed Clout that they are to expose all future lines and pin them out of the way so that construction does not delay, and they will address once a section of buildings have been completed. These cables WILL BE EXPOSED, until the construction is completed on the section being worked. So, for example, as soon as Group One buildings (65, 68, 70, and 72) are completed, the property manager will call Spectrum and they will come out and complete the upgrades and rebury the cable for these buildings back into the ground. This will be a building by building process, so everyone needs to realize that we are going to have cables out and about everywhere for the time being. Be careful and conscious as to where you are stepping for your own safety.
If you are on a second story and do not have a covering on your sliding door, this needs to be addressed, either with plywood or a juliet. Please notify the office if you need assistance with this. Juliet will then give the list to Josh B. Clout will reinstall one time and one time only. These must remain in place while the construction is being done for safety and insurance reasons.

While the balcony project moves forward, we continue to work on issues that were brought to light by our insurance carrier. Trust roofing was onsite to develop bids on the soffits and fascia that need replacing. We are also looking at roof repair/replacements at 59, 60, 61, 62, and 64. We continue to identify wood stair issues that can be managed in-house or by an outside contractor. We do have a new maintenance man, Jacob Clark and currently looking to hire another. John King is taking the lead on stair evaluation and next steps around the community. Meredith Borden, preventative maintenance chair, will work closely with John to identify community needs and develop a working action plan. Work orders are still being processed and prioritized in order of need. We need to be cautious and insightful as to the costs of these projects and where the money is coming from. The Board is reviewing every bid and every option available as we go through a transitionary period.
As we await for our money from the Munyan mediation, we are evaluating the window sills and putting them in order of priority. As soon as the money comes in - we have that earmarked for the work to begin. Many projects, many needs...but they are being worked on.
Stay positive, as the project is progressing, and we are dealing diligently with all of the challenges that are put before us. Until next week...
