Curb Appeal: $1.8M in high-end homes listed last month

High-dollar home listings are off to a slow start in 2021, according to the Southern Missouri Regional MLS.

For the monthly editorial series Curb Appeal, Springfield Business Journal compiled a list of single-family homes within city limits that have an asking price of $500,000 or more. In February, three listings met the criteria, down from four in January. December also saw four high-dollar residences listed in Springfield, the lowest monthly activity of 2020, according to past reporting.

The three homes listed in February collectively are seeking nearly $1.8 million. The highest priced home last month was a five-bedroom residence in southeast Springfield listed for $699,900.

Despite the lower volumes in the higher price points, overall real estate activity is up in the market.

To start the year, there were 532 homes sold in January in the Greater Springfield Board of Realtors' service area that covers Greene, Christian and Webster counties, according to a news release.

That's up 20% from 442 homes sold in January 2020. The average price of the sold homes rose to $218,668 from $186,771 a year earlier, according to the GSBOR.

Statewide, 5,403 homes sold in Missouri during January, according to a separate news release from the Missouri Realtors organization. The sold homes represented a 20% increase from the same time a year earlier.

The average sale price across the state rose 23.3% to $234,973 in January, and total dollar volume was up 48% to roughly $1.2 billion, according to Missouri Realtors.
